Plans for a 29 unit condominium complex at the corner of Walnut and Sheridan Streets on Munjoy Hill were filed with the city’s planning department last month.  Munjoy Heights will consist of 6 buildings ranging from 4 units to 6 units per building, according to a letter from one of the principals in the development, Ryan Senatore. He’s with Senatore Architecture, Gorham.

The buildings are townhouse style residential units ranging from three stories to four stories in height.  All of the units contain a garage, private roof top decks and most will include private residential elevators Senatore letter states. The building designs reflect the program beyond with clear delineation between units through the use of vertical elements in a contrasting color.  The scale of the buildings is broken down by these vertical elements as well as the use of strong horizontal deck elements.  The Southwest facing elevations of all of the buildings have a larger amount of glazing to maximize the views toward Back Cove and Mt. Washington as well as to capture passive solar energy.

The exterior materials of the building consist of durable/low maintenance products, including fibercement clapboard siding and exposed fastener fibercement panels, fiberglass clad exterior windows, a colored parge coating at the above grade foundation walls and an EPDM roof membrane.  Two of the siding materials are of a similar base color, and the third “highlight” color is a vibrant red/orange intended to reinforce the design concept and building program.

Redfern Properties LLC will host a neighborhood meeting, as required by the city, on Wednesday, October 16, at 6 pm., at the East  End Community School, 195 North Street on the Hill to discuss its plans for Munjoy Heights.
