UPDATED: Culley Major Site Plan Submitted to City for Controversial 7 Story Building at 165 Washington Avenue; January Workshop Expected

A Proposal for the Redevelopment of the Former Headquarters of the Former Northern Burner Supply Company and its Parking Lot Have Been Submitted by Jonathan Culley, Managing Partner for Redfern to the City of Portland.

Redfern Properties LLC, (Jonathan Culley) has subitted a major site plan to the city of Portland for the development of a 326 unit residetial building at 165 Washington Avenue early this morning.  The subject property totals 65,375 square feet and is zoned B-2 Community Business.

Details of the Redfern proposal were conspiciously absent from the planning department’s early morning press release.

However, following several tense  and patronizing email exchanges with the.Planning Office Director Kevin Kraft, he revealed the following that was lacking in the release early this mornng:  the proposal calls for a 7 story highrise with 326 residetial units,  11 PARKING SPACES FOR ALL 326 RESIDENTIAL UNITS, and 164 bike spaces.  The first floor will be available for commercial use. “I’m not trying to hide anything,” Mr Kraft emailed this blogger after this blogger accused him of withholding information from the public.  Culley has been a relentless advocate for inadequate parking spaces for his developments  He has testified before city council meetings advocating his position.  A workshop is expected to be scheduled in January 2025.

:On April 27, 2024, this blogger reported that Jonathan Culley, managing partner for Redfern, was inacurately calling this 7 foot story proposal “workforce housing.”

Redfern recently completed construction of The Casco, on Federal Street, previously Munjoy Heights, a condominium development on the east end of Portland and The Hiawatha, Congress Street among others.

The latter story is that the AMVets Post 25 may choose to sell the valuable property and relocate because of the loss of about 20 parking spaces with the construction of the proposed highrise building of Redfern’s at 165 Washington Avenue.  Am VETS need the parking spaces for its members, some of whom are not very ambulatory.
