TWELVE, a new restaurant coming to the Munjoy Hill waterfront at Portland Foreside, is currently under reconstruction;  that’s because two years ago this month Building 12 was taken apart brick by brick.  Each brick was washed, sorted and stored by Consigli employees in building 2 for reuse in the reconstruction of the building sometime in the future. David Senus, Director of Planning & Design for Prentice Hospitality, said that the bricks could start being placed on the steel frame in late June.

Known as the pattern storehouse, Building 12 was built in 1895.  The design and production of wood patterns at the Portland Company were used repeatedly and over long stretches of time.  So storing them and preserving them were important.

The pattern storehouse was located separately from other buildings at the Portland Complex and built of brick to avoid damage to it in the event of a fire on the almost ten acres of waterfront property.

The restaurant, TWELVE, will be located on the first floor of the reconstructed building.  Office space will be located on the second floor and residential units situated on the top floor of the building.

It is expected the year-round restaurant will open in March of 2022.  Colin Wyatt, a former sous chef in New York City at the award winning Eleven Madison Park has been hired to be the chef at TWELVE according to Casey Prentice, President, Prentice Hospitality, one of the owners of the Portland Foreside development.  The menu is being developed and will highlight local products and local produce.

A second building under construction is the Sun Life/FullscopeRMS building next to TWELVE.   The 77,000 sq. ft. building is scheduled to be completed next spring. 2022.  The company anticipates taking occupancy of the building in the fall of 2022.  It is expected to be headquarters to about 700 employees – from the Scarborough office and from the Portsmouth, New Hamphshire office as well.  The first floor will be retail space whose tenants have yet to be determined according to Kevin Costello, the other owner of the property.

The valuable waterfront property was formerly owned by Phineas Sprague, Jr., the wealthy owner of Portland Yacht Services.  Under his ownership, PYS was the site of the popular Maine Boatbuilders Show and the Portland Flower Show for many years.  When he sold the property, Sprague purchased waterfront property on West Commercial Street where he has established New Yard.  One of the ferries from the Casco Bay Lines was recently launched from New Yard after having been worked on at New Yard.  The building in which it was housed was constructed with very deliberate measurements  to accommodate ferries from Casco Bay Lines. For more background information, please visit post herein dated May 1, 2019.

(As of May 2022, the opening date for TWELVE is July 1, 2022  The opening date of Memorial Day has been delayed due to supply chain issues).
